Q Who does the administration?
A All administration work is carried out by the Park staff. We arrange all correspondence, bookings etc.
Q What about the cleaning?
A We arrange for the unit to be cleaned after each let. It is not possible for owners to do their own cleaning at any time.
Q Who deals with minor faults?
A We do, invoicing you, if necessary.
Q What about Gas and Electricity?
A Gas bottles are routinely checked each week and replaced as necessary. A record is kept of all gas delivered and the cost is deducted from earnings at the end of the year. Electricity is metered as usual and charged half yearly.
Q What does it cost?
A To cover the cost of advertising and administration, a charge of 30% + VAT on all bookings, regardless of source, is made. (This is commission on the gross income received.) In addition to this, there are charges for cleaning, gas, electricity, linen and welcome packs. Repair work is charged as incurred.
Q What can we earn?
A We can give no guarantee on income from holiday hire. It is probable that you will cover your pitch fees, if you offer sufficient weeks to be available for let and it could be considerably more, however it can vary from season to season.
Q Can we reserve weeks for our own use?
A Yes, when giving us authority to hire out your holiday home, you tell us in writing which weeks you wish to be reserved. We ensure that your holiday home is cleaned and ready for you. You can change your mind later if you wish, just as long as we have not already booked out your holiday home. Please note, that once a booking has been made for a customer we cannot cancel this.
Q Are there any disadvantages?
A Grading depends upon the age/condition and size and is reviewed annually. It will be necessary for us to inspect your holiday home annually to judge its suitability and grade. The Park has the right to decline to offer a holiday home for hire.
Q What other conditions have to be met?
A A "Gas Safety" inspection is required. A Landlords Certificate is therefore required. The certificate must be displayed in the holiday home. Also it is necessary to have your holiday home insured. Information on this matter can be obtained at the Park Office. The pitch itself should be in a tidy, clean condition at the start of the season. Owners' boats, jet skis, trailers and any other equipment cannot be stored on the pitch.
Q Can owners find their own clients?
A Yes, should you wish to market your own holiday home we would be delighted to give you as many brochures and bookings forms as you need. Please ask clients to mark on the booking form your name as reference.
Q Can friends and family use the holiday home?
A You are of course at liberty to allow friends and family to use your holiday home, but all hiring must be done through the Company. Friends and family bookings must be notified to the office as if it were your own booking.
NB You should note that all advance bookings placed against owners' holiday homes are only an indication that these may be let for the period concerned. Hire income will be placed on your account monthly.
